Incredible Panama Mountain land located about an hour from both the Caribbean and the Pacific Oceans. Fishing in lakes, rivers, and oceans. Views that never end. Food is cheap, help for $8/day, you won't need heat or AC for most of the year. They use American money. Build homes for 65% Stateside costs. Good hospitals. Stable government.

Land has both a small mountain and a river on it. Accessed by a dirt road that should have gravel added soon. No electricity yet, but that has been promised by the county (Cocle) as well. Community water is available now. The road will need to be worked on some if you want immediate, dependable access, but I have always beenable to get in and out of the property in a two wheel drive sedan during dry season. Our land is about 725 feet above sea level on the mountain.

A doctor from Panama City has a finca on the road before you get to my land and uses it as his retirement getaway home, so the road is usually quite passable even without gravel.

La Pintada is about 15 minutes down the mountain, and Penonome is about 30 minutes from there. Penonome is one of Panama's original native towns, with local shopping, banking, an airport, and a respectable hospital. It is the county seat of Cocle, so all the municipal and government offices are located there. Taxes are about $500 per year and can be paid in Penonome.

Our land is located in the virtual middle of the country of Panama, with a new road being built to the Caribbean less than five miles from the property. From our land, it is a beautiful ride up through the very high mountains towards the Caribbean. That road should be paved and ready for use very soon.

A man named "Junior" lives near the end of the road accessing our land. He has taken good care of our property for us. We had him clear a path for a new road up to the homesite we envisioned. He also cleared a homesite, which you will see in many of the pictures provided. Much of this has grown back, but can be re-cleared in a short time for less than $1000 dollars or so.

I have a permit in place allowing for the installation of a driveway up to the homesite in the pictures. I also met with a respectable road builder (who just built the new road out of the back of El Valle) and he confirmed our road location as being the best route up to the proposed homesite. You could always pick another homesite and not need to build this road. Of course, many homes could be built on the land, including a large home on the relatively flat area below the large mountain.

This is a very nice tract of land in a very nice part of Panama. The price is more than reasonable and you know what you are getting. I have been in the land business in the USA for over 30 years. I did my homework when I bought this diamond in the rough. It is a very unique tract of land.

For a reasonable fee, I will come to Panama and oversee the construction of the road and installation of improvements. I speak Spanish well and am a full Panamanian citizen. I was born in Panama.

In the meantime, I have a friend in Penonome who can meet you and show you the land most anytime. This person can find Junior, and also knows the adjacent landowner who owns the west side of the mountain (about 20 acres or 6 hectares). He is willing to sell as well.
